What it can't tell you is how the morning light lands in the kitchen, or whether the street feels like the kind of place your kids will remember growing up on. Those are the details that actually decide things — and they're the reason I never start a client's search with a spreadsheet. I start with a conversation.

It's the short drive — sometimes just a few blocks — between a mountain view and an ocean one. It's the coffee shop where the person behind the counter already knows your order.
