Why I've Spent 12 Years as a North Vancouver Realtor — And Why My Clients Never Want to Leave

There's a moment I recognize every time.

A family sits across from me — or these days, on a video call — and they're doing that thing where they're trying to talk themselves into something they already know is right. They've been watching North Vancouver listings for months. They've driven through Lynn Valley on a Sunday afternoon "just to look." They've done the math on the commute. And still, they hesitate.

Because leaving Vancouver feels like a decision, not just a move.

I get it. I've been there. And after 12 years of helping families make this exact leap, I can tell you: almost every single one of them calls me a year later and says some version of the same thing — I wish we'd done it sooner.

It's not just the mountains, though the mountains don't hurt.

What I hear most from clients — after the dust settles, after the boxes are unpacked — is that they didn't expect to feel so settled. Like they'd been slightly on edge in the city without realizing it, and something loosened when they crossed the bridge.

The schools here are exceptional, and more than that, they're human-scaled. Teachers know your kids' names. There's outdoor space that doesn't feel like a luxury. Neighbours who actually know each other.

One family I worked with a few years back agonized over the move for almost two years. Two kids under five, careers they loved in Vancouver, a social life they didn't want to give up. We found them a place in Lynn Valley — a home with a backyard their kids could actually run in — and they made the leap. Six months later, she texted me a photo: the kids on a trail behind their house on a Tuesday afternoon after school. The message just said: thank you.

What 12 Years in North Vancouver Real Estate Taught Me


I didn't start out knowing this market the way I know it now. That knowledge was built — showing up through the frenzied years when homes sold in hours and buyers were writing unconditional offers just to stay in the game. Through the cooling periods when sellers had to recalibrate their expectations and patience mattered more than momentum. Through the uncertainty that never fully disappears, no matter what the headlines say.

Early in my career, I made the mistake most newer agents make: I was so focused on finding the right property that I underestimated how much a client needed someone to just slow down with them. A couple I was working with — first-time buyers, overwhelmed by the market — needed me to sit with the hard questions, not rush past them. When I finally did, we found them exactly the right place. But it took me getting that wrong first to understand what getting it right actually looked like.

What I know now: the families who come out of this process feeling good aren't necessarily the ones who got the lowest price or the fastest close. They're the ones who felt genuinely guided. Who had someone in their corner who'd seen it before and wasn't rattled by it.

That's what 12 years buys you. Not certainty — real estate doesn't offer certainty. But hard-won steadiness. And clients who feel it.

Access You Won't Find on MLS


Here's something I don't think gets talked about enough.

Some of the best homes my clients have ever bought were never publicly listed.

Not because there was anything secretive going on — but because in this business, relationships open doors that MLS simply doesn't. Sellers who want a quiet, private transaction. Developers who bring presale opportunities to agents they trust before the public launch. Colleagues in my network at Stilhavn who call me before a listing goes live because they know I have a client who'd be perfect for it.

That access isn't a feature I can package up and put on a website. It's built over years, one relationship at a time.

I had a client last year — a couple who'd been searching seriously for eight months. They were good buyers: pre-approved, decisive, not chasing the impossible. But the right place kept slipping away or never quite materializing on MLS. Within six weeks of working together, we found them a home through my network before it ever hit the public market. They moved in four months later.

That's not luck. That's what a decade-plus of showing up in this community looks like.

The Neighbourhoods I Know By Heart


I've worked across the North Shore long enough to have real opinions — not just talking points — about where different families tend to thrive. Here's the honest version:

Lynn Valley is where people put down roots. The trails, the village feel, the sense that your neighbours are going to be your neighbours for a long time. I've sold more homes here than anywhere else on the North Shore, and I still feel a quiet excitement every time a client falls in love with it. If you're browsing, Lynn Valley homes for sale is a good place to start.

Lower Lonsdale is for the buyer who doesn't want to give up city energy entirely. Walk to the water, SeaBus access, a food and coffee scene that keeps getting better. It's the neighbourhood that surprises people — they come in expecting to compromise and end up absolutely loving it.

Deep Cove is for the ones who've always had a version of a dream they haven't said out loud yet. Kayaks in the driveway. Sunday mornings that feel genuinely earned. A community that's tight in the best possible way. Homes here don't come up often, and when they do, they tend to move fast.

Roche Point and Northlands are where I send buyers who want newer construction and a neighbourhood that still has a sense of possibility about it. Young families, great parks, a community still finding its identity — and doing it well.

Westlynn is my quiet recommendation. Solid homes, established streets, buyers who almost always thank me later for pointing them here when they were looking elsewhere. It's the kind of neighbourhood that doesn't need to advertise itself.


What Working With Me Actually Looks Like
